Can water damage be fixed?
Yes. Water is extracted, the structure is dried to a measured standard, materials that cannot be saved are replaced and finishes are restored. The sooner it starts, the more can be saved.
Does water damage go away on its own?
No. Surfaces may look dry while materials inside stay damp, and stains, swelling and mold follow. Water inside walls and under floors has to be actively dried.
Does water damage happen immediately?
Some of it. Drywall and carpet absorb water within minutes. Swelling of wood and laminate takes hours, mold begins within about 48 hours, and rot takes weeks. Damage keeps growing until the material is dry.
How much water damage is too much?
For a do-it-yourself cleanup, anything that has soaked into walls, got under flooring, come through a ceiling, or involves contaminated water is too much. A puddle on a hard floor wiped up at once is not.
What is water damage mitigation or remediation?
Mitigation is the emergency work to stop the damage getting worse: extraction, removing unsalvageable materials and drying. Remediation and restoration describe the full process through to repair.
What does water damage on a ceiling look like?
A yellow or brown stain, often with a darker ring at its edge, bubbling or peeling paint, a sagging area, or visible drips. Stains that grow after rain or after someone showers point to the source.
What does water damage smell like?
Musty and earthy, like wet cardboard or a damp basement. The smell often appears a few days after the leak and means materials are still wet or mold has started.
What happens when drywall gets wet?
The paper face and gypsum core absorb water. The board softens, swells and can sag, tape and paint lift, and mold can begin on the paper within about 48 hours, usually on the hidden side first.
What does wet drywall look, feel and smell like?
It looks darker or stained, with bubbling paint or lifting tape. It feels soft or spongy when pressed and may crumble. It smells musty once it has been wet for a day or two.
Is it okay for drywall to get a little wet?
A brief splash that dries within hours does no harm. Drywall that stays damp for more than a day or two, or that soaked up water from the floor, needs proper drying or replacement.
Can wet drywall be saved? Will it dry on its own?
It can often be saved if the water was clean, drying starts within about a day and the board is still firm. Left alone it dries too slowly, especially with insulation behind it, and mold starts first.
How long does drywall take to dry after getting wet?
With air movers and a dehumidifier, typically about three days. Without equipment it can take weeks inside a wall, which is too slow to prevent mold.
Does wet drywall need to be removed or replaced?
Yes if it is soft, swollen, sagging, moldy, wet for more than a day or two, backed by wet insulation, or touched by sewage or flood water. Otherwise it can often be dried in place.
Is wet drywall toxic? Can it make you sick?
Drywall itself is not toxic. The concern is mold growing on it, which can cause irritation and allergy symptoms, and contamination if the water was sewage. Older drywall compound may contain asbestos, which matters when it is cut.
What should I spray on wet drywall to prevent mold?
Nothing replaces drying. Sprays do not dry a wall, and mold grows on the hidden side where a spray does not reach. Remove the baseboard, move air and run a dehumidifier.
How do I repair wet drywall next to a shower?
Find out why it is wet first: failed caulking, grout or waterproofing, or a leaking valve. Cut out the damaged section, dry the framing, fix the leak, and rebuild with a moisture-resistant board or a waterproof system.
What is the difference between wet plaster and wet drywall?
Plaster is denser and tolerates a short wetting better, but it dries slowly and can bulge or come away from the lath. Drywall softens and grows mold sooner. Older plaster may contain asbestos.
Can water-damaged wood be repaired?
Usually. Solid wood framing and trim can be dried and kept if it has not rotted. Swollen particleboard and MDF cannot. Hardwood floors can often be dried and refinished.
Can water-damaged laminate flooring be repaired?
Boards that have swollen cannot be restored and are replaced. Laminate that got wet only on the surface may be fine. Water underneath means lifting the floor to dry the subfloor.
Can water damage concrete, tile or brick?
Concrete, tile and brick are not harmed by a single wetting, but they hold moisture, and finishes laid on damp concrete fail. Water gets under tile through grout and edges and damages the subfloor beneath.
Does water damage cause black mold?
Water damage that is not dried leads to mold, which may be black or any other colour. Drying within 24 to 48 hours prevents it.
What is water damage over time called?
Insurers call it gradual, continuous or repeated seepage or leakage. It is generally excluded from home policies, which cover sudden and accidental events.
What is the difference between water damage and water backup?
In insurance terms, water damage usually means a sudden escape from plumbing or an appliance. Water backup means water coming back up through drains or a sump, which needs a separate sewer backup endorsement.
What is the difference between water damage and termite damage?
Water-damaged wood is stained, swollen or soft and often smells musty. Termite damage shows hollow galleries following the grain, with mud tubes. Termites are found in parts of southern Ontario and are attracted to damp wood, so the two can occur together.
How is water-damaged timber framing fixed?
It is dried slowly and evenly to its normal moisture content, checked for rot, and cleaned of any mold. Sound timbers stay. Rotted sections are repaired or replaced, with an engineer involved where they are structural.
Who do I call for water damage or wet drywall?
A plumber to stop a plumbing leak, or a roofer for a roof leak, and a restoration company to extract water and dry the structure. Call your insurer or broker as well.
Does a landlord have to fix water damage in Ontario?
Yes. Under the Residential Tenancies Act a landlord must keep a rental unit in good repair and fit to live in. Report the damage in writing. The tenant's own belongings are covered by tenant insurance, not by the landlord.
Is water damage repair tax deductible in Canada?
Generally not for your own home. For a rental or business property, repairs are normally deductible. Ask an accountant.
