What causes basement flooding?
Surface water running towards the foundation, a high water table, sewer backup, sump pump failure, plumbing leaks, and window wells that fill. Heavy rain and spring melt are the usual triggers.
Is basement flooding common or normal?
It is common in Ontario, particularly in older neighbourhoods and during heavy storms and spring thaw. It is not normal in the sense of acceptable. A basement that floods has a drainage problem that can be fixed.
Is water in the basement bad?
Yes. Even a little water damages finishes, raises humidity through the house and leads to mold within days. Repeated dampness also points to a drainage problem that tends to get worse.
Is basement flooding an emergency?
Yes. Water near outlets, appliances or the electrical panel is a shock hazard, sewage is a health hazard, and damage grows by the hour. Stay out of the water until the power to the area is off.
Can I walk in a flooded basement?
Not until the electricity to the basement is off. Water in contact with outlets, cords or appliances can electrocute. Flood water may also contain sewage. Wear waterproof boots and gloves once it is safe.
Why does my basement keep flooding when it rains?
Water is reaching the foundation faster than the ground and drains can take it, or the sewer is backing up. Check grading, downspouts, eavestroughs, window wells, the sump pump and whether you need a backwater valve.
Can basements flood in winter, or from melting snow?
Yes. A mid-winter thaw or spring melt releases a lot of water while the ground is still frozen, so it runs to the foundation. Burst pipes also flood basements in winter.
Can a flooded basement ruin the furnace?
Yes. Water that reaches the burner, controls, blower motor or insulation can ruin a furnace or water heater and make it unsafe. Have it checked by a licensed technician before it is used again.
How do I drain or pump out a flooded basement?
With a submersible pump discharging well away from the house, once the power is safe. If the water is deep, pump it down gradually over a day or more, because emptying it fast against saturated soil can damage the walls.
How do I clean and dry a flooded basement?
Remove water, take out soaked porous materials, wash and disinfect hard surfaces if the water was contaminated, then run dehumidifiers and air movers until moisture readings are normal.
How do I deodorize a flooded basement?
By removing what holds the smell: wet carpet, underpad, drywall and insulation. Then clean, disinfect and dry fully. Deodorisers only mask a smell while damp or contaminated material remains.
Can flooded basement carpet be saved?
Sometimes, if the water was clean and it is dealt with within a day or two. The underpad is replaced. Carpet soaked by sewage or outdoor flood water is discarded.
Who cleans flooded basements?
Restoration companies. They pump out and extract water, remove damaged materials, disinfect, dry the structure and rebuild. A plumber deals with the drain or sump pump.
How can I tell if a basement has flooded before?
Look for tide lines on walls, white mineral deposits on concrete, rust at the base of the furnace and steel posts, new flooring or drywall only at the bottom of walls, a sump pump, and a musty smell.
How do I stop basement flooding for good?
Slope the ground away from the house, extend downspouts, keep eavestroughs clear, maintain a sump pump with a backup, install a backwater valve, and repair foundation cracks. Persistent seepage may need exterior waterproofing.
Is a wet basement a deal-breaker when buying a house?
Not necessarily. Find the cause and get a quote for the fix. Grading and downspout problems are inexpensive. Foundation and drainage repairs cost more and should be reflected in the price.
