Water Damage Restoration in Hamilton

Water keeps moving after the leak stops. It wicks into drywall, sits under flooring and soaks framing. We extract it, dry the structure to a measured standard and put the room back together.

  • IICRC Certified Firm
  • $5 million insured
  • One team, emergency to rebuild

Before we arrive

Do this now

  1. 1Shut off the water at the main valve if the source is a supply line or appliance.
  2. 2Turn off power to wet rooms at the panel, but only if you can reach the panel without standing in water.
  3. 3Move electronics, rugs and anything that bleeds colour off wet floors.
  4. 4Take photos and video of every affected room before anything is moved or thrown out.
  5. 5Do not use a household vacuum on standing water.

If anyone is in danger, or you smell gas or see sparking, leave the building and call 911 first.

Hamilton's 24/7 Water Damage Restoration Team

Hamilton is split by the Niagara Escarpment, and the lower city and the Mountain have different housing ages, different sewers and different water problems.

We take water damage restoration calls across Hamilton, including Durand, Westdale, Crown Point and Hamilton Mountain.

The 2021 Census counted 569,353 people and 222,810 occupied homes in Hamilton.

72% are single-detached, semi-detached or row houses, where the owner is responsible for the foundation, the drains and the sewer lateral. 16% are apartments in buildings of five or more storeys, and a further 12% are in low-rise buildings or duplexes. There, a leak commonly reaches the units below and involves the landlord or condominium corporation.

34% of households rent, which means two sets of insurance on many losses: the owner's for the building and the tenant's for belongings.

Local Facts for Hamilton Homeowners

  • The older lower city is served largely by combined sewers. In heavy rain they can back up into basements through floor drains.
  • Century homes in the lower city often have stone or block foundations and original clay drains, which makes water entry and slow drying more likely.
  • Stormwater runs off the escarpment toward the lower city and the harbour, concentrating flow in the creeks below.

How water damages a building

Water damage is not one event. It is a sequence. In the first minutes water spreads across the floor and finds the low points. Within the hour it is wicking up drywall, soaking into the edges of flooring and running under baseboards and wall plates into the next room. Over the following day, wood swells, laminate lifts, metal starts to tarnish and the air in the house becomes humid enough to affect rooms that never got wet.

After that the damage changes character. Materials that stay damp begin to support mold growth, adhesives let go, and odours set in. This is why restoration is measured in hours at the start and why the job is defined by where the moisture is, not by where the water was visible.

The industry sorts water into three broad categories by how contaminated it is: clean water from a supply line, grey water from appliances and drains, and black water such as sewage or outside flooding. The category decides what can be dried in place and what has to be removed. Clean water that sits for a few days does not stay clean, so the category can worsen with time.

What to expect on the first visit

The first visit starts with questions: where the water came from, when it started and whether the source has been stopped. Then the affected area is inspected room by room, including the rooms next to and below the obvious damage. Moisture readings are taken in floors, walls and ceilings and recorded, and everything is photographed before anything is moved.

You should come away from that visit knowing what is wet, what is likely to be saved, what will have to come out and roughly how long drying will take. Extraction and the first equipment normally go in on the same visit, because every hour of delay adds to what has to be removed.

What we do in Hamilton, in order

  1. 01

    Assess and stop the spread

We find the source, check what category of water it is, and map how far moisture has travelled using meters and thermal imaging.

  2. 02

    Extract standing water

Truck-mounted or portable extraction removes water from floors, carpet and underpad.

  3. 03

    Remove what cannot be saved

Saturated underpad, swollen baseboard and wet insulation come out so the structure behind them can dry.

  4. 04

    Dry the structure

Air movers and dehumidifiers run continuously. We take moisture readings at each visit and record them.

  5. 05

    Clean and treat

Affected surfaces are cleaned and, where the water source calls for it, treated with an antimicrobial.

  6. 06

    Rebuild

Drywall, flooring, trim and paint are restored once readings confirm the structure is dry.

Common causes of water damage in Ontario homes

Supply line and fitting failures
Braided hoses to toilets and taps, fridge ice-maker lines and washing machine hoses fail without warning and run until someone shuts the water off.
Water heaters
Tanks corrode from the inside and usually let go at the bottom, releasing the contents plus whatever the supply keeps feeding in.
Frozen pipes
Pipes in exterior walls, garages, crawlspaces and unheated cottages freeze in deep cold and split, then leak when they thaw.
Roof and ice-dam leaks
Ice building up at the eaves forces meltwater back under shingles and into the attic, insulation and ceilings below.
Appliance and drain overflows
Dishwashers, washing machines, clogged toilets and blocked condensate lines from furnaces and air conditioners.
Foundation and sump problems
A failed sump pump, a blocked floor drain or water entering at the wall and floor joint during heavy rain or spring melt.

What can usually be saved

DrywallOften dried in place after clean water if caught early. Removed if swollen, crumbling, wet for days or touched by contaminated water.
InsulationWet fibreglass batts and cellulose are normally removed. They hold water against the framing and dry very slowly.
Solid hardwoodCan sometimes be dried and refinished. Severe cupping or buckling usually means replacement.
Laminate and engineered flooringUsually replaced. The core swells and does not return to shape.
CarpetOften saved after clean water with prompt extraction. Underpad is almost always replaced.
CabinetsSolid wood may survive. Particleboard and MDF boxes swell at the base and are usually replaced.

How long it takes

Drying a typical clean-water loss takes several days of continuous equipment running. Bigger losses, dense materials such as plaster or hardwood, and water that sat for a long time take longer. Rebuild time depends on how much had to be removed.

Insurance

Sudden and accidental water damage, such as a burst supply line, is covered by many home policies. Slow leaks, seepage and overland flooding are often treated differently or need an added endorsement. Check your policy wording or ask your broker. We document the loss with photos, moisture readings and an itemised scope that your adjuster can work from.

This is general information, not advice on your policy. How restoration claims work.

Mistakes to avoid

  • Judging by touch. A wall can feel dry and still read wet on a meter. Stopping too early is the most common cause of mold after a leak.

  • Painting over a stain. A ceiling stain means the drywall and whatever is above it got wet. Paint hides the mark and leaves the moisture.

  • Turning equipment off at night. Drying depends on continuous air movement and dehumidification. Switching off for eight hours a day can double the drying time.

  • Waiting for the adjuster before doing anything. Policies generally expect you to limit the damage. Photograph first, then start extraction and drying.

Questions worth asking any contractor

Whoever you hire, including us, should be able to answer these plainly.

  • How will you decide the structure is dry, and can I see the readings?
  • Which materials do you expect to remove, and why can they not be dried in place?
  • How often will someone come back to check the equipment?
  • Will the same company do the repairs, and will I get a written scope first?
  • What do you need from me and from my insurer to keep the job moving?

Reducing the chance of another water loss

  • Know where the main shut-off valve is and check once a year that it turns.
  • Replace rubber washing machine hoses with braided steel, and replace any supply connector that is corroded or bulging.
  • Have the water heater checked as it ages, and put a drain pan and leak alarm under it.
  • Fit leak sensors under sinks, behind the fridge and beside the water heater. Some shut the water off automatically.
  • Keep eavestroughs clear and downspouts discharging well away from the foundation.

Water Damage Restoration in Hamilton: common questions

Do you provide water damage restoration in Hamilton at night and on weekends?

Yes. Calls from Hamilton are answered at any hour, every day of the year, and a crew is dispatched when the situation needs one.

Is there help in Hamilton toward preventing basement flooding?

City of Hamilton runs the Protective Plumbing Program (3P). Listed as a grant of up to $2,000 for eligible single-family homes toward a backwater valve and related work such as downspout disconnection and a sump pump installed with the valve. The maximum applies when a City pre-qualified contractor is used. Check the official program page before starting work, because amounts and rules change.

Do you work with insurers on losses in Hamilton?

Yes. We document the damage with photos, readings and an itemised scope and deal with your adjuster. Coverage decisions are your insurer's, and in Ontario you can generally choose your own restoration contractor.

Which parts of Hamilton do you cover?

All of it, including Durand, Westdale, Crown Point, Hamilton Mountain. Durand: Directly south of downtown and fully built out by the end of the 1800s, with large Victorian and Edwardian houses, many now apartments.

Who do I call about a sewer backup in Hamilton?

For a water or wastewater emergency, or if you think there is a problem with your sewer lateral, call the City of Hamilton at 905-546-2489.

How fast does water damage get worse?

Quickly. Drywall and wood start absorbing water within minutes, and mold can begin to grow within 24 to 48 hours in damp, warm conditions. The sooner extraction and drying start, the less has to be removed.

Can I dry it myself with fans?

A small spill on a hard floor, yes. Once water has reached drywall, insulation, subfloor or the space under cabinets, household fans dry the surface and leave moisture trapped behind it. That hidden moisture is what leads to mold and rot.

Do I have to move out while you dry the house?

Usually not for a single room. The equipment is loud and runs around the clock. If the water was contaminated, or several rooms and the kitchen or only bathroom are affected, staying elsewhere may be safer and your policy may include living-expense coverage.

How do you know when it is dry?

We compare moisture readings in the affected materials against unaffected parts of the same building. Equipment stays until the readings match, and we keep the log.

What is the difference between water mitigation and water restoration?

Mitigation is the emergency stage: stopping the source, extracting water, removing unsalvageable materials and drying the structure. Restoration is the repair stage that follows, where walls, floors and finishes are put back. Many insurers treat them as two parts of the same claim.

Will my floors need to be replaced?

It depends on the material and how long it was wet. Tile over concrete usually survives. Carpet often does after clean water. Laminate and engineered wood rarely do. Solid hardwood is assessed after drying because some cupping relaxes as the boards return to normal moisture content.

Is the noise and heat from drying equipment normal?

Yes. Air movers are loud and dehumidifiers give off warm, dry air. The room will feel warm and the humidity will drop. It is temporary and it is how the moisture leaves the structure.

How much electricity does drying equipment use?

A noticeable amount over several days of continuous running. On an insured loss, ask your adjuster whether the additional hydro cost can be included in the claim.

Could there be hidden damage I cannot see?

Commonly. Water travels along framing and under flooring, so the wettest area is not always where the stain is. Moisture meters and thermal imaging are used to map it before deciding what to open up.
