Costs: questions and answers
We do not publish prices, because the same description over the phone can mean jobs ten times apart in size. These answers explain what each cost depends on.

How much does it cost to fix water damage? Is there a cost per square foot?
There is no reliable per-square-foot figure. Cost depends on the type of water, how far it spread, what it soaked and how much has to be rebuilt. An on-site assessment gives a real number.
What does a flooded or wet basement cost to clean up?
It depends on whether the basement is finished, whether the water was clean or sewage, and how long it sat. Unfinished with clean water is modest. Finished with sewage means a strip-out and rebuild.
What does mold removal or a mold inspection cost?
Removal is priced on the area, the materials involved, access, containment and the moisture repair. Inspection fees vary by provider, and some contractors inspect without charge. Sampling adds laboratory fees.
How much does mold testing cost? Is it ever free?
Testing is charged per sample plus the visit. Some inspections are free, but be cautious where the same company sells both the test and the removal. Testing is often unnecessary when mold is visible.
How much does it cost to clean mold from carpet?
Moldy carpet and underpad are normally replaced, not cleaned, because growth is in the backing and pad. The cost is mostly the new flooring and dealing with the moisture underneath.
What does smoke damage cleaning cost?
It follows the size of the house, how far the smoke travelled, what burned and how many belongings need cleaning. Smoke through a whole house costs far more to clean than the fire itself suggests.
How much does it cost to fix a fire-damaged house?
From a few days of cleaning after a contained fire to a full rebuild where structure burned. Kitchens, structural repairs, contents and code upgrades are the main drivers.
What does sewage backup cleanup cost? Is it charged per hour or per square foot?
Neither alone. It is built from labour, removal by area, cleaning, disinfection and equipment by the day. Finished rooms cost far more than bare concrete.
What does a main sewer line backup cost to fix?
Clearing a blockage is the cheapest outcome. Repairing, lining or replacing the pipe is priced by length, depth and what is above it. A camera inspection tells you which you need.
What does asbestos testing, a survey or removal cost?
Testing is charged per sample plus the visit. Removal depends on the material, the quantity, access and the type of operation under Ontario's regulation. Friable material such as vermiculite costs most.
What does vermiculite removal cost in Canada?
It is among the most expensive residential asbestos jobs, because it is loose, friable material across a whole attic requiring a full enclosure and clearance testing. Attic size and access set the price.
What does it cost to repair a burst or frozen pipe?
The plumbing repair itself is usually the small part. The water damage, drying and rebuilding of walls, ceilings and floors make up most of the cost, and that depends on how long the water ran.
What does storm or hail damage to a roof cost to repair?
A few replaced shingles on a sound roof is minor. A damaged slope, an old brittle roof or water that got inside costs much more. A roofer's inspection sets the scope.
What does ozone treatment for smoke smell cost?
It is usually charged by the day or as part of a deodorising package, and it comes after cleaning. Paying for ozone without cleaning the residue gives a short-lived result.
How much does a restoration company charge for a dehumidifier?
Drying equipment is billed per unit, per day, at rates set in the estimating software insurers use. The number of machines and days matters more than the daily rate, and the drying log should justify both.
What does an emergency restoration company cost?
Expect an emergency call-out charge and higher labour rates after hours, then the same unit pricing as daytime work. Ask what the after-hours rate is before a crew is sent.
Are water damage or mold cost calculators accurate?
No. Online calculators assume an average job. They cannot know the water type, what is inside your walls or how much must be rebuilt, which are what set the price.
What is the average insurance payout for water damage?
Industry averages are published from time to time, but they mix small leaks with flooded finished basements and say little about your claim. A payout is the agreed scope of repair, less your deductible, up to your limits.
