Before we arrive

Do this now

  1. 1Do not scrub, sand or spray large areas. Disturbing mold spreads spores.
  2. 2Keep the area closed off and avoid running fans that blow across it.
  3. 3Fix or contain the water source if you know it.
  4. 4If anyone in the home has asthma, allergies or a weakened immune system, keep them away from the area.

If anyone is in danger, or you smell gas or see sparking, leave the building and call 911 first.

Understanding mold in buildings

Mold is part of the natural environment and its spores are in the air of every home. It becomes a problem indoors when spores land on something damp and begin to grow. Drywall paper, wood, cardboard, carpet backing, dust and many paints all provide food. Moisture is the only requirement you can control.

That is why remediation that ignores the moisture source fails. The stain can be cleaned or cut out, but if the leak, the condensation or the humidity remains, growth returns in the same place. A proper job starts by asking why that spot was wet.

The other principle is containment. Disturbing mold releases large numbers of spores. Removing a moldy wall without isolating the area can spread contamination to rooms that were clean. For anything beyond a small patch, the work area is sealed with plastic, kept at lower air pressure than the rest of the house and filtered through HEPA equipment while materials are removed.

What to expect on the first visit

The first visit is an assessment, and the most important question is where the moisture came from. Visible growth is mapped, and a moisture meter is used on the materials around it, because growth on the surface often means more inside the wall or under the floor. The inspection also looks for the cause: a leak, condensation, poor ventilation or an old flood.

From that comes a written scope: which area will be contained, which materials will be removed, how the remaining structure will be cleaned and what has to be fixed so that the mold does not return. For larger jobs it will recommend that an independent assessor confirms the result before walls are closed. Work does not start by tearing things out. Containment goes up first.

What we do in Hamilton, in order

  1. 01

    Find the moisture source

A leak, condensation, poor ventilation or an old flood. Without this, mold returns.

  2. 02

    Set up containment

The work area is sealed and kept under negative air pressure with HEPA filtration so spores do not spread.

  3. 03

    Remove affected materials

Moldy drywall, insulation and other porous materials are removed and bagged.

  4. 04

    Clean what stays

Framing and hard surfaces are HEPA-vacuumed and cleaned.

  5. 05

    Dry

The area is dried to normal moisture levels.

  6. 06

    Verify and rebuild

For larger jobs we recommend clearance testing by an independent third party before finishes go back.

Where mold comes from in Ontario homes

Old water damage
A flood or leak that was mopped up but never properly dried inside the walls or under the floor.
Basement humidity
Cool basement surfaces in humid summer weather collect condensation, particularly behind furniture and in closets on exterior walls.
Attic condensation
Warm, moist house air leaks into a cold attic in winter and condenses on the roof sheathing. Bathroom fans vented into the attic are a common cause.
Bathrooms without adequate ventilation
Steam with nowhere to go settles on ceilings, in corners and behind tile.
Slow plumbing leaks
Under sinks, behind toilets, around tubs and at dishwasher and fridge connections.
Window condensation
Water running off glass in winter soaks sills, frames and the drywall beneath.

What is removed and what is cleaned

Drywall with growthRemoved. The paper facing is food for mold and growth is usually on both sides.
InsulationRemoved where contaminated or damp.
Wood framingCleaned in place by HEPA vacuuming and abrasive or damp cleaning, then dried. Replaced only if rotted.
Concrete and masonryCleaned and dried.
Carpet and soft furnishingsUsually discarded where there is visible growth.
Hard contentsCleaned. Books, papers and textiles with growth are difficult to recover.

How long it takes

A contained area such as one bathroom wall or a section of basement is often a few days. Attics, crawlspaces and whole-basement jobs take longer.

Insurance

Mold on its own is frequently excluded or limited on home policies. It is more likely to be covered when it results directly from a covered water loss that was reported promptly. Ask your insurer how your policy treats it.

This is general information, not advice on your policy. How restoration claims work.

Mistakes to avoid

  • Spraying and walking away. Biocides and bleach may kill surface growth but leave the material, the moisture and the dead spores, which can still cause reactions.

  • Painting over it. Mold grows through ordinary paint. Stain-blocking paint over active growth just delays the reappearance.

  • Tearing out moldy materials without containment. This is how a one-room problem becomes a whole-house problem.

  • Paying the same company to test, remediate and clear its own work. Independent assessment and clearance avoids the obvious conflict of interest.

Questions worth asking any contractor

Whoever you hire, including us, should be able to answer these plainly.

  • What caused the moisture, and who is fixing that?
  • How will the work area be contained, and will the air be filtered?
  • Which materials are being removed and which cleaned in place?
  • Will someone independent confirm the result before the walls are closed?
  • What should I do differently afterwards to keep it from coming back?

Keeping mold from coming back

  • Fix leaks quickly and dry anything that gets wet within a day or two.
  • Run bathroom and kitchen fans that vent outdoors, and leave the bathroom fan on for a while after a shower.
  • Use a dehumidifier in the basement through the humid months.
  • Keep furniture and stored boxes a few centimetres away from cold exterior walls so air can circulate.
  • Make sure bathroom fans and the dryer vent to the outside, not into the attic.

Mold Removal and Remediation in Hamilton: common questions

Do you provide mold removal and remediation in Hamilton at night and on weekends?

Yes. Calls from Hamilton are answered at any hour, every day of the year, and a crew is dispatched when the situation needs one.

Is there help in Hamilton toward preventing basement flooding?

City of Hamilton runs the Protective Plumbing Program (3P). Listed as a grant of up to $2,000 for eligible single-family homes toward a backwater valve and related work such as downspout disconnection and a sump pump installed with the valve. The maximum applies when a City pre-qualified contractor is used. Check the official program page before starting work, because amounts and rules change.

Do you work with insurers on losses in Hamilton?

Yes. We document the damage with photos, readings and an itemised scope and deal with your adjuster. Coverage decisions are your insurer's, and in Ontario you can generally choose your own restoration contractor.

Which parts of Hamilton do you cover?

All of it, including Durand, Westdale, Crown Point, Hamilton Mountain. Durand: Directly south of downtown and fully built out by the end of the 1800s, with large Victorian and Edwardian houses, many now apartments.

Who do I call about a sewer backup in Hamilton?

For a water or wastewater emergency, or if you think there is a problem with your sewer lateral, call the City of Hamilton at 905-546-2489.

Is all mold dangerous?

Health Canada considers indoor mold growth a health concern regardless of type and advises removing it. People with asthma, allergies or weakened immune systems are more likely to be affected. You do not need to identify the species to know it should go.

Can I remove mold myself?

Health Canada treats mold as a small amount when there are three or fewer patches with a total area under one square metre, and says a homeowner can generally clean that with water and dish detergent while wearing gloves, eye protection and a well-fitting N95 respirator. For a patch larger than three square metres, mold that returns after cleaning, or mold hidden inside walls or ceilings, Health Canada advises hiring a professional. Anything inside walls, and growth that keeps returning, should be handled with containment.

Do I need mold testing first?

If you can see it, testing is not needed to decide it should be removed. Testing is useful when there is a smell with no visible source, or to confirm the job is complete. For that, an independent assessor who does not do the removal avoids a conflict of interest.

Will bleach kill it?

Bleach can lighten the stain on non-porous surfaces. It does not penetrate drywall or wood well, and it does nothing about the moisture that caused the growth.

What are the symptoms of mold exposure?

Commonly reported effects include eye, nose and throat irritation, coughing, wheezing and worsening of asthma or allergies. Health Canada notes that people respond differently and that some are more sensitive. See a health professional about symptoms. A remediation company cannot diagnose them.

Is black mold more dangerous than other mold?

Colour does not tell you the type or the risk. Many molds are black. Health Canada's guidance is to remove indoor mold growth and fix the moisture problem regardless of species.

How much does mold remediation cost?

It depends on the area affected, how accessible it is, what has to be removed and how much containment is needed. An attic, a bathroom wall and a full basement are very different jobs. You should get a written scope and price before work begins.

Can I stay in the house during remediation?

Usually yes when the work area can be fully contained and it is not a main living space. Anyone with asthma, allergies or a weakened immune system may prefer to be elsewhere while materials are being removed.

How do I keep mold from coming back?

Control moisture. Fix leaks promptly, keep indoor humidity moderate, use bathroom and kitchen exhaust fans that vent outside, run a dehumidifier in the basement in summer and keep furniture slightly away from cold exterior walls.

Should I buy a home test kit?

Settle-plate kits are not very useful. They will nearly always grow something, because spores are everywhere, and they cannot tell you whether you have a problem. A visual inspection with moisture readings tells you more.
