Water damage in Cambridge: what is different here

  • The Grand and Speed rivers meet in Cambridge. Downtown Galt was badly flooded by the Grand on 17 May 1974, and flood walls and dikes were built afterwards.

  • Stone and brick century buildings in the old cores absorb water and dry slowly, so drying needs more time and closer monitoring.

  • Newer subdivisions on the edges have the usual sump pump and appliance-failure losses.

Floodplains and who regulates them

Grand River Conservation Authority, which is based in Cambridge, regulates the Grand and Speed floodplains. Conservation authorities publish floodplain mapping and issue flood watches and warnings, which are worth following during spring melt and summer storms. Ontario is merging its 36 conservation authorities into nine regional bodies, expected to take effect on 1 February 2027, so the name of the body responsible will change.

Housing here: what the census shows

The 2021 Census counted 138,479 people and 51,270 occupied homes in Cambridge.

76% are single-detached, semi-detached or row houses, where the owner is responsible for the foundation, the drains and the sewer lateral. 6% are apartments in buildings of five or more storeys, and a further 17% are in low-rise buildings or duplexes. There, a leak commonly reaches the units below and involves the landlord or condominium corporation.

31% of households rent, which means two sets of insurance on many losses: the owner's for the building and the tenant's for belongings.
