Water damage in Brampton: what is different here

  • Downtown Brampton sits in the Etobicoke Creek floodplain, which is why the City and TRCA have been advancing the Riverwalk flood protection project.

  • Newer subdivisions rely on sump pumps. A pump failure or power cut during a storm is a common cause of a wet basement in a house that is otherwise only a few years old.

  • Basement apartments are common. A flood in one affects a tenant's belongings and living arrangements as well as the owner's structure.

Floodplains and who regulates them

Toronto and Region Conservation Authority covers the Etobicoke Creek and Humber watersheds in the east and centre. Credit Valley Conservation covers the west. Conservation authorities publish floodplain mapping and issue flood watches and warnings, which are worth following during spring melt and summer storms. Ontario is merging its 36 conservation authorities into nine regional bodies, expected to take effect on 1 February 2027, so the name of the body responsible will change.

Bramalea

Springdale
Detached, semi-detached and town homes built in the 1990s.
Mount Pleasant
A former rural hamlet that has grown quickly since its GO station opened in 2005.

Housing here: what the census shows

The 2021 Census counted 656,480 people and 182,475 occupied homes in Brampton.

79% are single-detached, semi-detached or row houses, where the owner is responsible for the foundation, the drains and the sewer lateral. 10% are apartments in buildings of five or more storeys, and a further 11% are in low-rise buildings or duplexes. There, a leak commonly reaches the units below and involves the landlord or condominium corporation.

22% of households rent, which means two sets of insurance on many losses: the owner's for the building and the tenant's for belongings.
