Understanding mold in buildings

Mold is part of the natural environment and its spores are in the air of every home. It becomes a problem indoors when spores land on something damp and begin to grow.   • Spraying and walking away. Biocides and bleach may kill surface growth but leave the material, the moisture and the dead spores, which can still cause reactions.

  • Painting over it. Mold grows through ordinary paint. Stain-blocking paint over active growth just delays the reappearance.

  • Tearing out moldy materials without containment. This is how a one-room problem becomes a whole-house problem.

Health Canada considers indoor mold growth a health concern regardless of type and advises removing it. People with asthma, allergies or weakened immune systems are more likely to be affected. You do not need to identify the species to know it should go.

Can I remove mold myself?

Health Canada treats mold as a small amount when there are three or fewer patches with a total area under one square metre, and says a homeowner can generally clean that with water and dish detergent while wearing gloves, eye protection and a well-fitting N95 respirator. For a patch larger than three square metres, mold that returns after cleaning, or mold hidden inside walls or ceilings, Health Canada advises hiring a professional. Do I need mold testing first?

If you can see it, testing is not needed to decide it should be removed. Testing is useful when there is a smell with no visible source, or to confirm the job is complete. For that, an independent assessor who does not do the removal avoids a conflict of interest.

Will bleach kill it?

Bleach can lighten the stain on non-porous surfaces. It does not penetrate drywall or wood well, and it does nothing about the moisture that caused the growth.

What are the symptoms of mold exposure?

Commonly reported effects include eye, nose and throat irritation, coughing, wheezing and worsening of asthma or allergies. Health Canada notes that people respond differently and that some are more sensitive. See a health professional about symptoms. A remediation company cannot diagnose them.

Is black mold more dangerous than other mold?

Colour does not tell you the type or the risk. Many molds are black. Health Canada's guidance is to remove indoor mold growth and fix the moisture problem regardless of species.

It depends on the area affected, how accessible it is, what has to be removed and how much containment is needed. An attic, a bathroom wall and a full basement are very different jobs. You should get a written scope and price before work begins.

Can I stay in the house during remediation?

Usually yes when the work area can be fully contained and it is not a main living space. Anyone with asthma, allergies or a weakened immune system may prefer to be elsewhere while materials are being removed.

How do I keep mold from coming back?
